Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Please read the fine print. I was forced to accept the offer by the approved company to replace a water heater. That company wanted to charge me $75 extra for a relief valve that comes installed in the water heater from the factory. I was forced to accept their offer or accept AHS "buy-out". Their buy-out covered the wholesale cost of the heater plus a few copper fittings and sales tax. I was stuck paying another contractor $800 (over what AHS gave me) to cover his labor, overhead and profit. I had NO alternative; they gave me no alternative as they said that the check they sent me covered the wholesale cost of the tank and labor. I cancelled the policy.

Worst home warranty company imaginable!! I was so disappointed with the service provided. Every single time I called, I was put on hold for at least 20 minutes before someone answering. Then when I finally talked to someone, they were rude and not helpful. I asked to speak to a manager several times because the staff were so unprofessional and they would only take my number and promise a call back. I never received a call back! My parents got involved because of all the stress this was causing and they were in shock of how hard it was to just reach someone on the phone. Then, when I finally spoke to someone who would send a company out, I was scammed by the company. I had a water leak and... Read More

This was a plumbing problem. The contractor assigned by American Home Shield, Quality Plumbing, was a nightmare. They had to be called back five times, and I am still having problems. First of all, the office is 215 miles away. I live in Ft. Lauderdale. There are hundreds of local plumbers, including several dozen with 24/7 service. On the fourth visit, the plumber made a "mistake" and created a leak in the shower (2 buckets of water an hour). I was unable to get them to return for four days. My water bill is going to be very high. I called American Home Shield five times. I called the plumbing firm six times. The plumber in this area is only available three days a week. But on two of... After many years using AHS, their customer service and the vendors they use in Los Angeles have become just terrible. Twice now in a row they have sent out incompetent, arrogant and unhelpful service techinicians who in both cases misdiagnosed the problem, argued with me, charged me double the service fee when I insisted they have someone different look at it, and then FINALLY fix it after nearly two weeks, without apology, with major attitude and a lot of stress. I'm done with them. :(

We have been using American Home Shield for 3 years now. We have had a plumbing issue, an electrical issue, an air conditioning issue, and most recently a second plumbing issue that have occurred over this period of time. The contractors have contacted us in a timely fashion, they've been expedient, and we've been most pleased each time. The air conditioning issue happened last summer and took four visits to resolve. American Home Shield was most helpful during this time, and the contractor stayed with the issue until they got to the root of it - including working us into their schedule and coming by after their workday technically ended. We were in constant contact with American Home... Read More

When I contracted for this I was not sure of what I would really be getting. Well...myfears were for naught. AMS was exceptional in their service. The repairs were made quickly and to my complete satisfaction. I endorse them whole heartedly.

We started with AHS when we bought this house in June 2004. Only once have I had an issue - they kept sending someone from Sears to repair a dishwasher from Sears. Finally, I told them to send somebody else. They did and HE got it fixed. For our plumbing problems (including appliances), they use a particular company and I love them. In fact, the same guy usually comes out. We are not DIY people so I rely on AHS. Yes, the prices and deductibles have gone up, but tell me something that hasn't gone up.
